The Seeds of a Real Estate Harvest

I grew up in a small farming town in Alberta, Canada. For 17 years, I was surrounded by farmers – and I never met a single one who’d even consider eating his seeds instead of planting them. They just wouldn’t do it. Neither would they harvest a crop early.
Yet that’s what many real estate investors do when they spend every penny their rental properties make, or when they sell as soon as a property has appreciated to just a fraction of its potential.
Sure, they’re better off than if they had never invested in those properties to begin with. But they’ll never get rich that way.
Instead of spending every penny a property makes for you, save it. Instead of selling as soon as a property has some equity in it, use that equity – and the money it made for you – to buy another property. That’s how you maximize your profits. If it’s making you money, let it keep making you money.
In his bestselling book Automatic Wealth, Michael Masterson says: “Here’s a promise: If you haven’t ever invested in real estate but you start this year, you’ll be glad you did. If you keep investing – buying at least one new property a year (which will be easy once you get going) – you will be a real estate multimillionaire when you retire.” Of course, Michael cautions that you don’t want to buy just any real estate. You have to do your homework and “buy right.”
Invest in real estate the way a farmer invests in his land. Plant your seeds. Let them grow. Keep an eye on them, giving them a bit of water and fertilizer here and there and doing some pest control. Then – when the “season” is ending in that market area or you’ve got a dozen houses that are making you rich – reap your rewards.

Creating “Magic Moments” for Others Leads to New Business for You

Let me tell you a little story that illustrates a proven strategy that I use all the time. If you use it, I guarantee it will lead to amazing new revenue opportunities for you.
A few months ago, I was in Las Vegas and stayed at the Bellagio hotel. One morning, about 5:00 a.m., I went down to the gym to work out – only to find that it wasn’t yet open. I turned to the closest employee and asked her where I could sit down to get some work done while I waited.
She told me there was a restaurant nearby, and said she was sorry more places weren’t available at that early hour. Because I always like to find out who I’m speaking with, I asked her name. Marilyn Thompson was her reply.
Since I was there scouting locations for my next Speaker Author Networking Group (SANG) meeting, I didn’t let this opportunity go by to discover reasons why I should choose the Bellagio for my event instead of the Wynn or Caesar’s Palace or any of the other fabulous Vegas hotels.
So I asked Marilyn what made the Bellagio special. What happened next absolutely knocked my socks off. She told me about its five-star restaurants, about its many other amenities, its high level of customer service… on and on she went about why I might want to select the Bellagio. She concluded by assuring me my guests would have a fantastic experience there.
I was so impressed, I asked her for the name of the Bellagio’s CEO. I wanted to send him a note to let him know what a great job she was doing on behalf of his hotel.
I do things like that all the time, because I’m a big believer in creating “magic moments” for others. When you create magic moments for others, it has a ripple effect. Not only do you feel good, they feel good. And they pass on that good feeling.
I then asked Marilyn what she did at the hotel. (She was wearing a red suit, and I couldn’t place her position from that.) She told me she was the overnight security guard.
No more than 30 seconds later, a gentleman wearing gym clothes appeared and unlocked the door to the gym. Marilyn whispered, “That’s Jim Murren!” I had no idea who Jim Murren was, but because Marilyn was so excited when she saw him, I assumed he was an influential person at the hotel.
Well, I called out to him and asked him to come over. He did, and I proceeded to tell him what a wonderful employee he had in Marilyn and how she was a great asset to the Bellagio.
He replied that they prided themselves on having employees like Marilyn. “It’s what makes the Bellagio so great,” he said. He then excused himself and went into the gym.
I thanked Marilyn and headed to the gym myself. But first, I took a second to Google Jim Murren. I was stunned.
Turned out, he is the CEO of MGM. The CEO of the Bellagio actually reports to him. In fact, the CEOs of all the hotels in the MGM chain report to him, including the Mirage, MGM Grande, Mandalay Bay, and New York New York.
Remember, just moments before I had asked Marilyn who the CEO of the Bellagio was so I could tell him what a great job she was doing. Well, I had done even better. I had told the CEO of the entire chain – face to face!
A few weeks after my departure from Las Vegas, I received an e-mail from Marilyn. She reminded me of our meeting and took the initiative to personally invite me back to the hotel.
Needless to say, when I read MGM’s most recent annual report I was not surprised to find that the Bellagio is doing just fine, operating at something like 96 percent occupancy. (And this is a hotel with very high room rates.) With the level of customer service provided by employees like Marilyn, what else could you expect?
Here’s my question to you. Do you have Marilyn Thompsons in your company – employees who are so enthusiastic and passionate about the company that they’d take the time to send an e-mail to a prospective client?
If not, you can make it happen, starting today, by creating magic moments for the people who work with you or for you. Make them feel special. Call them by their first name. Tell them what a great job they’re doing. Before long, you’ll have a business culture that both delivers and receives magic moments.
Remember the ripple effect. It will be only a matter of time before you end up connecting with the kind of people who can open up huge opportunities for you and your company.

4 Simple Ways to Get People From YouTube to Your Website
Last week, at least 30 people pointed me to a video of an unconventional wedding on YouTube. With pop music blasting in the background, it showed the wedding party (including the bride) dancing down the aisle in an elaborately choreographed routine. Maybe you’ve seen it. It’s gotten more than 8 million views.
YouTube – coupled with the Internet’s worldwide reach – can make a video go viral almost instantly. Just think of the Susan Boyle phenomenon. Almost 30 million people watched the YouTube video of her performance on “Britain’s Got Talent”!
But what good does a viral video do if you can’t turn it into sales?
The first step is to get the people who view your video to your website. (That’s where you present your offer and entice them to make a purchase.)
Here’s how to do it:
1. Make sure you mention your website address (or business location) during the video.
2. Put up a screenshot at the beginning and end of your video encouraging viewers to visit your site. (You may want to give them something in exchange. For instance, I tell viewers of my videos to visit my website to get a free report.)
3. Stamp the video with a “watermark” of your website address that shows throughout the entire thing.
Until recently, I thought there was nothing more I could do. But then I stumbled on a way to get a direct link to my website within the video – and it turned out to be a real success secret. After all, many people who view your video aren’t going to bother making a note of your website address and typing it into their browser. But if you give them a live hyperlink to your site, they’ll click on it.
And YouTube makes it so easy that I was kicking myself for not having done it sooner.
All you have to do is post your website address in YouTube’s “About This Video” section (being sure to include http:// at the beginning of it). That’s it. You automatically get a live link that allows viewers of your video to be transferred to your site with a click of their mouse.
Once they’re there, your sales copy will persuade them to opt in to your newsletter or purchase your product. And it will be easier than it ever was before, because you will already have made a personal connection with them through your video.

It’s Good to Know: Robot Unemployment
With 370,000 industrial workers, Japan has the most robots in the world. But even these tireless workers are not immune to the recession. A 40 percent decline in production in Japanese factories means many robots are dormant, while orders for new robots have fallen by almost 60 percent.
The upside (at least if you’re not a robot)? Employers are eliminating robot positions before laying off human workers.

A “tyro” (TY-roh) – from the Latin for “a young soldier” – is a novice, someone just beginning to learn.
Example (as used by in Paul West in Sporting With Amaryllis): “He was a sensitive, fine soul alert to the pleasures of being green, a tyro, an amateur, unwilling to close his mind before it had been tempted.”
